The first thing is the beach. All of our projects have always been centered around Bangtao Beach, as it is the largest beach that can accommodate a sufficient number of people and still make everyone feel comfortable.
Secondly, this area is the most adapted not only for tourists but also for expats. The indicator was the 2020–2022 crisis. At that point, we saw areas which held on to tourism alone and almost "died" out when the borders were closed. This period showed us once again that there has to be a balance between tourists and residents. Because if tourism goes down, there will still be residents who will continue to use the services and infrastructure and somehow support the economy.
We choose Layan, Bangtao, and Surin because we understand the occupancy rate and the audience that comes here. And service is important to this audience. And this neighbourhood has it. Basic shopping, restaurants, bars, groceries, and much more. For example, if you come to Boat Avenue in the morning, you'll have a choice of at least 10 places, and everywhere there will be great coffee. And it's not even about tourists; tourists eat breakfast in hotels. It's for the expats who live here. And the establishments are never empty.
Our strategy today as developers is to develop the Layan area in a smart and sustainable way so that it becomes a new point of attraction in the northern part of Phuket.
